Real Estate Experts & Delta County, CO, Case

CourtroomThe Grand Mesa Resort Company (GMRC) and Delta County, CO, are preparing for a court battle over the county assessor’s valuation of the GMRC property last year.  The GMRC land has always been classified as agricultural, with a small annual property tax assessment passed along to company stockholders each year in share assessments. The land classification was changed last year to residential by the county assessor, resulting in an immediate, multi-million dollar increase in the property’s tax value.

The GMRC has appealed the reclassification to the assessor, to the county Board of Equalization and to a state panel. Now the dispute is scheduled for the upcoming trial. A trial in Delta District Court is set for late November.  County attorney Brad Kolman characterized the trial as a “battle of the experts.” He said, “They have experts critiquing the appraisals. We also have our own experts critiquing the appraisals (for us). If it gets down to it, we will have a battle of the experts.”
